World Square is one of the most diversified and dynamic precincts within the Sydney CBD comprising of three office buildings, Rydges Hotel, car parking and extensive retail complex.

When major tenant Ernst & Young opted to vacate, there were many doubters as to the ability of 680 World Square to successfully attract large tenants its location within the southern CBD area, and at a time when there was significant direct competition.

Cadigal was invited to become the joint agent 12 months prior to EY’s lease expiry date, when they would vacate 22,000sqm. Key objectives from the joint owners was minimising downtime, long leases and securing large, high quality covenants. Key challenges for the campaign were the need to quickly develop relevant marketing resources and address the challenges of the negative market perception around this location, and how to best present the building for inspections with the floors still being occupied by EY.

All of these challenges were met head-on with enthusiasm and great teamwork with the vacancy being substantially leased with start dates within 6 months of the EY expiry date, on long leases and above targeted rental levels.
